Professionally designed for modern luxury, the look and feel this 2,730 square ft house is made for an extended getaway. We designed the entire home with the new normal in mind. The home has a lot of tree shade in the backyard over the pool, making it a great getaway even in the summer.

Start your day with a morning coffee in peace & shade among the hummingbirds and butterflies on the patio. Stay productive with 500 Mbps high-speed mesh wifi throughout the house and backyard, and multiple laptop-friendly working areas. Need a break? Take an afternoon dip in the deep saltwater pool in the shade, a perfect respite even in the height of the hot desert summer. In the evening, fire up the grill and enjoy outdoor dining on the patio. Cap off the evening gathering around around the fire pit or a dip in the hot tub spa.

• There is one covered vehicle owned by the property owner covered and stored in the garage. This will not be moved, no exceptions, thank you for your understanding.
• Accessible outlet for EV charging (110V)

• Our home is so inviting, we currently rent it out for stays more than 30 days. If you are looking to stay for a few months, inquire about our longer term stay discount.
• All guests staying overnight at the property at any time must be listed on the reservation.

We would love to host you and your family & friends. Please read all the house rules and cancellation policy before reserving.

• No parties, large gatherings or extra guests allowed. All guests staying overnight must be listed on the reservation.

• NEST THERMOSTATS are scheduled to cool to 78F during the day and 75F at night.

• We have regular maintenance services coming to the house, including pool, pest, and gardening. Schedules are posted at the home. Schedule alteration requests by guests will not be accommodated.

• Guests will be responsible for putting trash bins to the curb weekly during their stay, as well as ensuring bins are returned to side of the house for storage between collection days. Any citations for sanitation violations issued by the city of La Quinta will be charged to the guest.

** CITY OF LA QUINTA's MINIMUM NIGHT Requirements. ** Please note properties without a City-issued Short-Term Rental License are restricted to rentals with a minimum stay of 30 consecutive nights.

*** MINIMUM AGE REQUIREMENT *** The person renting the property MUST be 25 years old per the City of La Quinta.

*** CITY REQUIREMENTS for RENTAL CONTRACTS: ***
In compliance with City of La Quinta regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation*

*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $2499 for reservations exceeding 30-days AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS (Does not apply to Airbnb reservations)***

*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.

*CANCELLATION POLICY: Payment and cancellation terms depend on who collects your accommodation payment. APEK does not add a card-processing cancellation deduction to accommodation payments collected by Airbnb, Booking.com, or another booking channel; your booking channel's confirmed cancellation policy applies. For direct bookings and current Vrbo reservations where APEK collects the accommodation payment, the existing 5% service charge on refunds for non-refundable credit card processing fees continues to apply. The following refund terms apply only to those APEK-collected bookings under this policy: Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

*** OUR COMMITMENT TO CLEANLINESS: *** Your health, safety, and comfort are our highest priorities. Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. We are committed to maintaining the highest standards of cleanliness and quality so you can arrive with confidence and enjoy a pristine, welcoming home from the moment you arrive.

*** PET FEE: *** A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning. We can sometimes accommodate one small dog (<10 lbs) it must be pre-approved and pre-paid. We are unable to accommodate cats or multiple dogs.

*** OPTIONAL POOL / SPA HEATING: *** Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your heating pool day needs to ensure the pool is heated for your requested time/stay. Additionally, any requests made less than 24 hours may not result in optimal usage and are ineligible for refund.

*** OUTDOOR MUSIC IS PROHIBITED PER LA QUINTA ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 7:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST. * La Quinta has a noise ordinance and quiet hours from 10:00 PM to 7:00 AM. Noise levels must remain below 70 decibels at all times of day. Noise is actively monitored at the home using a noise sensor.

**MAIL & PACKAGE DELIVERIES ***
Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.
Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.
While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.

*** FOR FAMILIES:** A highchair and a Pack ‘n Play are available upon request at no extra charge.
